What is an amenity fee?
A charge for using a community facility beyond what regular assessments cover: a clubhouse rental, a pool key, a reserved parking space. Separate from dues and from transfer fees.
In Havn
Amenity reservations in Havn carry the fee and the deposit, collected through the owner's account and refunded from it.
Amenity reservationsMost amenities are paid for through the regular assessment. An amenity fee applies where use is optional or exclusive: renting the clubhouse for an evening, reserving a cabana, a second parking space. The governing documents authorize the fee and the board sets the schedule, often with a refundable deposit.
A capital contribution or working capital fee is different: that is a one-time amount a buyer pays at closing into the association's reserves or operating fund, where the declaration provides for it.
