What is a common elements?
Everything in a condominium that is not a unit: the land, the structure, the roof, the hallways, the pool. Limited common elements serve one unit but belong to all, like a balcony or a parking space.
Also called common areas, limited common elements.
In Havn
Assigned parking, storage, and other limited common elements live on the unit record in Havn, so the resale certificate and the questionnaire list them.
People and propertyThe declaration draws the line between a unit and the common elements, and that line decides who maintains, insures, and pays for what. A limited common element is reserved for one or a few units, a balcony, a patio, an assigned space, and is often maintained by the association but at the benefiting owner's cost.
In a planned community the equivalent is the common area the association owns outright, with the lots owned by the members.
