Run the HOA Yourselves. Keep Your Weekends.
The same portal, accounting, and letters a management company runs, set up by a volunteer board on a Saturday. Owners pay online, the books keep themselves straight, and letters go out without a printer. A dollar a home a month, no contract.

Set Up From a Spreadsheet, Not a Consultant
Upload the roster sheet, connect the bank, enter the opening balances from the old spreadsheet, set the dues, and fill the board seats. The setup strip says what is left. The welcome goes to every owner by email, text, and a mailed letter with the portal link and a QR code, and the board sees who has signed in. A 48-home community pays $59 a month.
- Roster, opening balances, and dues from a sheet
- The welcome by email, text, and mail in one send
- A setup strip that says what is left, and 30 days free

Cedar Hollow HOA · 48 homes
A board of three did this on a Saturday. Cedar Hollow pays $59 a month, and the first 30 days cost nothing.
Owners Pay Online. The Money Lands in the Association's Account.
Owners pay by card or bank account and turn on autopay themselves. The board picks who pays the card fee. Payments settle to the association's own bank account, receipts and statements go out on their own, and a late account moves down the collections ladder the state allows, if the board turns it on.
- Card or bank account, with autopay owners set up themselves
- Settles to the association's own bank account
- Statements and late notices without a treasurer's weekend

The Board's Jobs, Without the Board's Weekends
Violations follow a notice ladder with the photo attached and the owner's reply inside the portal. Requests arrive on the right form with the approvers already picked. Votes run inside the portal, weighted where the documents say so, with proxies, paper ballots, and sealed results. Each board member signs in from their seat with their own access, and when a term ends the next person signs in to the same record.
- Violations with photos, deadlines, and the owner's reply
- Votes with proxies, paper ballots, and sealed results
- A login per board seat, scoped to what the seat does

Letters, Texts, and Calls From the Kitchen Table
One announcement reaches every owner the way they read: email, a text from the community's own number, a mailed letter for the homes with no email on file, and a recorded call for the owners who asked for one. Each letter is priced before you send it. Replies by any channel land in one inbox on the person's record.
- Letters mailed from the screen, billed per piece
- A texting number and recorded calls, with consent done right
- One inbox for every reply

Frequently Asked Questions
What does it cost a self-managed HOA?
One dollar per unit per month with a $59 minimum, 60 cents past 200 units, 10 percent off paid yearly. Thirty days free, no contract, no setup fee. Resale documents are included; the requester pays for each one.
Do we need a management company to use it?
No. Everything a company would run, the board runs: the portal, dues, accounting, violations, votes, letters, and resale documents.
What happens when the treasurer changes?
Board seats carry the access, so the next treasurer signs in and the record is already there. Nothing lives in one person's spreadsheet.
Where does the money go?
Card and bank payments settle to the association's own bank account. Havn never holds the association's funds.
What about owners who are not online?
The invite goes out by mail with a QR code, and statements and notices keep going out on paper to anyone who never signs in.
