What is a self-managed HOA?

An association run by its own board without a management company. Directors collect dues, keep the books, send notices, and run meetings themselves, usually with software.

In Havn

Havn gives a volunteer board the portal, the accounting, and the letters a management company runs, set up from a spreadsheet, for a dollar a unit a month.

For self-managed HOAs

Most small communities are self-managed. The board treasurer keeps the books, the secretary sends notices, and the president deals with vendors. The risks are continuity, since records live with whoever holds the role, and compliance, since the notice and accounting rules apply regardless of who does the work.

A self-managed community can still hire a bookkeeper, an attorney for collections, or a manager for one project, and it can move to full management later without changing its records if they are kept in one place.
