Allocated Interests, Asked Once

Each unit's share is entered once in Settings from a prefilled template, or pasted from a sheet. From then on it drives the dues from the annual budget, the vote weight on every ballot, and the answers on every questionnaire. Change a share and everything that reads it changes with it. Dues come out per unit per period and post on schedule.

Reserves and Special Assessments Kept Apart

Every entry carries a fund, so the reserve stays separate from operating and the roof assessment has its own balance and its own bank account. Contributions transfer on schedule and are recorded on both sides. The balance sheet reads by fund on any day, and the budget shows what each fund is doing.

  • Operating, reserve, and special assessment funds on every line
  • Scheduled reserve contributions, recorded both sides
  • A balance sheet by fund, any day

Lender Questionnaires and Resale Certificates From the Record

A condo closing asks for a lender questionnaire, often on the lender's own form, and a resale certificate on the state's terms. Both draft from the record: the interests, the budget, the reserve balance, the master policy, and the rental and litigation answers. The exhibits attach from the library. The fee cap and the deadline are checked for the state, and the requester pays.

  • Lender questionnaires on the common forms, drafted from the record
  • Resale certificates, estoppel letters, and demand letters by state
  • Fee caps and deadlines checked; the requester pays

Owners, Renters, and Co-owners on One Record

A unit holds its owners, each with their own login and one vote between them, the renter and the lease dates, the parking stall and storage locker, the vehicles, and the pets. The board and committees are seats on the record. Amenity reservations, violations, and requests all land on the unit, and they stay with it when it sells.

  • Co-owners each with their own login, one vote per unit
  • Renters, parking, storage, vehicles, and pets on the unit
  • Reservations, violations, and requests on the same record

Frequently Asked Questions

How do allocated interests get in?

From a prefilled template in Settings, or in bulk from a sheet. They are entered once and used by dues, votes, and questionnaires.

Which lender questionnaire forms do you handle?

The common forms the title and lending industry uses, drafted from the record, plus the Fannie Mae Form 1076. Unrecognized forms are flagged rather than guessed.

Can renters use the portal?

The portal is for owners and co-owners. Renters live on the unit record with their lease dates and contacts, so the office knows who is in the unit.

Does a co-owner get their own login?

Yes. Each owner signs in with their own email and sees the same home. Receipts go to everyone on it, and the unit has one vote.

Do you handle HOAs and townhomes too?

Yes. Condominiums, townhomes, and HOAs run on the same record. The condo-specific parts, allocated interests and reserves, are there when a community needs them.
