What is a condo questionnaire?
The form a buyer's lender sends the association to decide whether the condominium qualifies for a conventional loan: ownership mix, delinquencies, reserves, insurance, litigation, and more.
Also called lender questionnaire, Fannie Mae Form 1076, HOA questionnaire.
In Havn
Havn drafts lender questionnaires, Form 1076 and the common lender forms, from the roster, the ledger, and the document library, with each answer traceable.
Lender questionnairesThe lender needs to know whether the project meets its guidelines before it lends against a unit in it. The questionnaire asks the share of units that are rented or investor-owned, how many owners are behind on assessments, whether the budget funds reserves, the insurance in force, any litigation, and whether any one party owns many units. Fannie Mae's Form 1076 is the common one; many lenders use their own.
The association answers from its records and usually charges a fee for it. A wrong answer can sink a loan or expose the association, so the answers should come from the roster, the ledger, and the filed documents rather than memory.
