What is a delinquency?
An owner account that is past due. Collections follow a ladder of notices, late fees, a lien, and in the end referral to an attorney, each step with its own notice period.
In Havn
Havn's delinquency ladder is per state, off until the board turns it on, and runs each morning on the community's clock, with every letter on the record.
CollectionsAn account becomes delinquent when an assessment is unpaid past its due date and any grace period. From there the governing documents and state law set the sequence: a reminder, a formal demand with a payment plan offer where required, a lien, and referral. Most states require written notice before the lien and before the referral, and some require the offer of a payment plan.
Lenders watch the community's delinquency rate: a condominium with too many units behind can lose eligibility for conventional loans.
