What is a late fee?

A charge added when an assessment is not paid by its due date. The amount, the grace period, and any interest are set by the governing documents within what state law allows.

Collections

A late fee is usually a flat amount or a percentage of the overdue assessment, charged once a grace period passes. Many states cap it or require it to be reasonable, and require that it be stated in the governing documents before it can be charged. Interest on the unpaid balance is a separate item with its own limits.

Late fees are the first rung of collections. Waiving one for a first offense is common and is a board decision recorded in the minutes.
