Wyoming's Condominium Ownership Act is four sections (34-20-101 to 34-20-104). It recognizes condominium ownership as a separate fee simple estate in an individual air space unit together with an undivided interest in the common elements, defines the terms, requires notice to the county assessor so each unit is taxed separately, requires the declaration and a map to be recorded, and makes a declaration's mandatory association membership, assessment charges, and attorney-in-fact provisions covenants running with the land binding on successors. It imposes no duty on an association and contains no resale certificate, disclosure, or statement of unpaid assessments provision; a Wyoming condominium issues resale documents under its declaration and bylaws. Wyoming has no homeowners' association, common interest community, or planned community act of any kind, so planned communities have no governing statute to select.

No Wyoming statute requires this resale package. The Condominium Ownership Act (Wyo. Stat. 34-20-101 through 34-20-104) recognizes condominium ownership, provides for notice to the county assessor so each condominium unit is separately assessed and taxed, and requires the declaration and a map to be recorded. It imposes no resale or disclosure duty on an association and contains no resale certificate, disclosure, or statement of unpaid assessments provision. This package is furnished under the condominium's recorded declaration, bylaws, and rules, and the amounts stated are the association's statement of the account for this unit as of the issue date. If this community is a condominium, then under Wyo. Stat. 34-20-104(c) a declaration's requirement that all condominium unit owners be members of the association and pay the charges the association assesses is a covenant running with the land, binding on all condominium owners and their successors in interest. A purchaser therefore takes the unit subject to that covenant, and unpaid assessments and other charges that the declaration makes a charge against the unit may remain an obligation of the unit after closing. Because Wyoming has no statute on the subject, this package carries no statutory reliance protection, no statutory right to cancel the purchase, and no statutory expiration date. Because no Wyoming statute addresses this package, the purchaser's remedies for amounts owed but not stated here are those provided by the declaration, the bylaws, the purchase contract, and any otherwise applicable law.
